Property Preparations
General
Declutter the Space:
Clear out any personal items, unnecessary furniture, or clutter. Less is more when it comes to highlighting the property’s features. Make sure surfaces like counter tops, tables, and shelves are free of excessive items.
Clean the Entire Property:
Ensure that the property is thoroughly cleaned before the shoot. This includes vacuuming carpets, wiping down surfaces, cleaning windows, and ensuring the bathrooms and kitchen are spotless.
Arrange Furniture Neatly:
Furniture should be neatly arranged to create a welcoming and spacious feel. Remove any excess or oversized furniture that might make rooms look cramped.
Open Curtains and Blinds:
Natural light is key in property photography, so opening curtains and blinds will help brighten the space. Ensure windows are clean to allow maximum light.
Check Lighting:
Make sure all light bulbs are functioning and of the same color temperature (either warm or cool light, but not a mix). Replace any burned-out bulbs and consider turning on all lights before the photographer arrives.

Clear countertops of appliances, dishes, and personal items.

Tidy bedside tables, removing personal items.
Organize closets if they are to be photographed.
Bathrooms
Remove personal hygiene items like toothbrushes, soaps, and towels.
Close toilet lids and remove floor mats.
Polish mirrors and fixtures for a clean, fresh look.
Outdoor Spaces:
Mow the lawn and tidy garden areas.
Remove any debris or tools from patios and outdoor spaces.
Clean outdoor furniture and arrange it neatly.
Final Touches
Check Temperature
Ensure the property is comfortable for both the photographer and potential viewers (if the property will be viewed later).
Remove Pets and Pet Items
Pets should be out of the property during the shoot, and all pet-related items like bowls, beds, and toys should be removed.
Communicate Any Special Features
Inform the photographer of any specific features or areas of the property that should be emphasized (e.g., newly renovated rooms, scenic views, unique architectural elements).
Additional Preparations
Vacate the Property
If possible, tenants or homeowners should vacate the property during the shoot to allow the photographer to work uninterrupted.
Have Access Ready
Ensure the photographer has clear access to all areas that need to be photographed. Provide any necessary keys or codes in advance.
